When I started in real estate, I had just moved to a new area, knew no one, and had left my full-time job to go all in. With limited funds, I had to be creative about finding leads for free. If you’re in a similar situation, here are three ways to find leads without spending money:
- Open Houses
Even if you don’t have your own listings, you can still leverage open houses. Ask someone in your brokerage or team if they have a listing you can host. The lead opportunities often arise in the days leading up to the event, so I recommend spending time in the neighborhood, introducing yourself to neighbors, and inviting them to the open house. Encourage them to bring a friend who may be looking to buy in the area. - Community Groups
Join groups that interest you, both online and in person. Social media groups, local Chambers of Commerce, and professional referral exchanges are great places to start. You can also join groups that align with your hobbies or interests, such as book clubs, sports leagues, or new parent groups like MOPS (Mothers of Preschoolers). These communities help build connections that often lead to potential clients. - Door Knocking
This tried-and-true method still works! Be a resource to the neighborhoods you visit by offering home value information, updates on local events, or even referrals to trusted contractors or service providers. Establish yourself as the go-to person for all things real estate in the community.
